JOB SUMMARY: Under general supervision of the Facilities Supervisor, this position is responsible for performing various skilled and semi-skilled duties in the maintenance of County buildings and grounds.

PRINCIPAL JOB DUTIES:

* Maintenance
* Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repair.
* Perform preventive maintenance on mechanical, HVAC, and plumbing systems
* Has a working knowledge of HVAC systems and can maintain, repair, and replace HVAC system components.
* Perform electrical maintenance, including, but not limited to, replacing or repairing fixtures, fans, and motors (e.g., wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools.
* Install plumbing upgrades and perform maintenance, including detention facilities (e.g., repair leaks, unclog drains, repair toilets and urinals, and other plumbing system components). Experience in soldering/sweating copper supply lines, PVC installation, and gas lines and components.
* Maintain and repair various equipment, including, but not limited to, commercial washers and dryers, commercial kitchen equipment, generators, and security systems.
* Perform painting, carpentry, masonry, tiling, and fabrication work.
* Maintain, repair, and or replace heating, cooling, and other mechanical equipment and components. (replacing filters, belts, oiling motors, and flushing water heaters)
* Reconfigure, install, position, and remount modular offices and space (e.g., furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power, and specialty tools, dollies, and hand trucks.
* Perform service and maintenance on refrigeration equipment.
* Mow and trim the lawn areas; weed and pick up trash as necessary.
* Working knowledge of irrigation systems
* Operate snow plow truck, shovel snow, maintain sidewalks, and assist in keeping premises safe and orderly.
* Ordered parts and maintained required documents and inventory.
* Develops and implements a tool control program and maintenance schedule to ensure proper operating conditions.
* Inspect fire extinguishers and maintain annual logs
* Perform monthly elevator tests
* Knowledge and experience using Asset Management Software
* Coordinated special projects as directed.
* Perform general custodial work when necessary and perform other work-related duties as assigned.
* Must be able to work flexible hours.
* Make recommendations to the Maintenance Supervisor about county building issues and other properties.
* Works with management to organize outside vendors engaged with the County. This includes service requests, work orders, quotes, scheduling, and escorting vendors through secure areas.
* Assures that responsibilities are within budget and performs cost control activities such as monitoring expenditures to ensure sound fiscal control
* Contributes to reviewing and preparing departmental policies, modifications to current systems, and the department's annual budget.
* Responsible for 24-hour emergency maintenance.
MINIMUM JOB REQUIREMENTS: REQUIRED EXPERIENCE / EDUCATION
* EDUCATION:
* Completion of high school or equivalent and (4) years of experience in building trades
* EXPERIENCE:
* Requires knowledge and ability to handle all routine tasks, problems, and techniques and solve unusual or unique work tasks with limited assistance in the full range of job duties. Experience or schooling in electrical, plumbing, or HVAC preferred.

KNOWLEDGE, SKILLS & ABILITIES

* Proficiency in MS Office Suite and asset management software
* Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
* Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
* Knowledge of materials, methods, and tools involved in constructing or repairing houses, buildings, or other structures such as highways and roads.
* Performing routine maintenance on equipment and determining when and what maintenance is needed.
* Repairing machines or systems using the needed tools.
* Determining causes of operating errors and deciding what to do about it.
* Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or problem approaches.
* Determining the kind of tools and equipment needed to do a job.
* The ability to tell when something is wrong or will likely go bad. It does not always involve solving the problem; it only involves recognizing that there is a problem.
* Ability to service, repair, adjust, and test machines, devices, moving parts, and equipment that operate primarily based on mechanical (not electronic) principles.
* Must be proficient in using materials, tools, procedures, and safety rules for maintaining buildings, grounds, and other facilities.
* Must be able to perform manual labor for extended periods and in all kinds of weather.
* Ability to accurately and effectively transmit and receive information necessary to accomplish goals and objectives, including effective written and oral communication, keeping customers, subordinates, peers, and supervisors informed, and listening.
* Able to maintain courteous and effective working relationships with the public, County departments, co-workers, and other agencies.

NECESSARY SPECIAL REQUIREMENTS:

* Must have a valid Colorado Motor Vehicle Driver's License
* Must pass a background check: Criminal and Traffic
* Conviction of a crime will not be an absolute bar to employment
* Must pass Sheriff's Office: Integrity Interview and Computer Stress Voice Analyzer
* Must have a working phone, which can be either a line or cell phone
* Required legal authorization to work -
* United States citizenship or legal authorization to work in the United States

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:

Work is performed in both an indoor and outdoor environment.

Physical demands are described as medium (exerting up to 75 lbs. of force occasionally, up to 30 lbs. of force frequently, and up to 20 lbs. of force constantly to move objects). The incumbent must also be alert to peripheral activities when operating equipment and, therefore, must have a full range of movement in the neck and shoulders. Some data entry and other tasks may require sitting at a computer for a few hours. Specific vision abilities required by this job include close vision, distance vision, depth perception, adjusted focus, color vision, and peripheral vision. Work is performed in a variety of environments. Employees in this position are exposed to various climactic conditions such as cold, heat, wind, rain, dust, and snow. Hearing voice conversation is essential to safe and effective job performance. Clear vision at 20 inches or less and up to 20 feet or more, using corrective eyewear is acceptable.

The work environment characteristics described here represent those an employee encounters while performing the essential functions of this job. The noise level in the environment will fluctuate between loud and moderate. Work is generally scheduled Monday through Friday. However, employees in this job must be able to respond to emergency calls as needed. Although typically not frequent, the emergency calls can and will occur on weekends,

POSSIBLE HEALTH RISKS SPECIFIC TO THIS POSITION

This position has been determined to be an EXTREME exposure risk to "biohazards" associated with blood-borne pathogens HIV (aids), HAV (Hepatitis A) virus, HBV (hepatitis B) virus, and air-borne transmissions of TB (tuberculosis). Members are advised that exposure to a "biohazard" may result in severe illness or death. Members are required by Department policy to use protective equipment and clothing. Vaccination may be needed to prevent or treat exposures to "biohazards." The County provides inoculation of HAV, HBV (Testing for TB), Chickenpox, Tdap (Tetanus, Diphtheria, & Pertussis), Meningococcal, MMR (Measles, Mumps & Rubella), and Influenza. Some vaccinations are only required once in a lifetime, and you may be required to show documentation of the vaccine. Employees who decline to be vaccinated will need to sign a Declination
