JOB SUMMARY:

Under general supervision of the Facilities Supervisor, this position is responsible for performing a variety of skilled and semi-skilled duties in the maintenance of buildings and grounds.

PRINCIPAL JOB DUTIES:

Maintenance

  • Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair.
  • Performs preventive maintenance.
  • Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC system components.
  • Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
  • Performs minor plumbing maintenance (e.g. repairs leaks, unclogs drains, repairs toilets and urinals and other plumbing system components).
  • Performs minor painting, carpentry and masonry work.
  • Reconfigures, installs, positions, and remounts' modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
  • Order parts and maintain required documents.
  • Coordinated special projects as directed.
  • Performs other work-related duties as assigned.
  • Must be able to work flexible hours.
  • Responsible for 24-hour emergency maintenance.
  • Clean restrooms by cleaning and sanitizing toilets, washing stalls and walls, scrubbing floors, emptying trash, and replenishing soap and paper products.
  • Clean the buildings by dusting, wiping all counter areas, emptying trash, cleaning stairs, corners and base boards, and vacuuming carpeted areas.
  • Wash windows and clean blinds according to a predetermined schedule.
  • Mow and trim the lawn areas; weed and pick up trash as necessary.
  • Shovel snow, maintain sidewalks and assist in keeping premises safe and in orderly condition.
  • Confidentiality expectations: This position maintains and cleans multiple offices of a confidential nature with names and personal identification information. Candidate is expected to avoid review or reading of desktop information as well as maintain confidentiality during the cleaning of offices.
  • Security expectations: This position has access to multiple secure areas of the County facilities which are not open to the general public. Candidate is prohibited from sharing access or key cards with any person without prior approval from the corresponding supervisor. Candidate is also expected to keep all areas secure and ensuring locked doors once they leave the area.
  • Performs other duties as assigned.

MINIMUM JOB REQUIREMENTS:

EDUCATION:

Completion of high school or equivalent.

EXPERIENCE:

Requires a level of knowledge and ability to handle all routine tasks, problems and techniques and/or solve unusual or unique work tasks with limited assistance in the full range of job duties.

KNOWLEDGE, SKILLS, & ABILITIES:

  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads.
  • Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.
  • Repairing machines or systems using the needed tools.
  • Determining causes of operating errors and deciding what to do about it.
  • Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
  • Determining the kind of tools and equipment needed to do a job.
  • The ability to tell when something is wrong or is likely to go wrong. It does not always involve solving the problem, only recognizing there is a problem.
  • Ability to service, repair, adjust, and test machines, devices, moving parts, and equipment that operate primarily on the basis of mechanical (not electronic) principles.
  • Must be proficient in the use of materials, tools procedures and safety rules involved in the maintenance of buildings, grounds and other facilities.
  • Must be able to perform manual labor for extended periods of time and in all kinds of weather.
  • Ability to accurately and effectively transmit and receive information that is necessary to the accomplishment of goals and objectives including effective written and oral communication; ability to keep customers, subordinates, peers, and supervisors informed; and the ability to listen.
  • Able to maintain courteous and effective working relationships with the public, County departments, co-workers and other agencies.

NECESSARY SPECIAL REQUIREMENTS:

  • Must have valid Colorado Motor Vehicle Driver's License
  • Must pass background check: Criminal and Traffic Conviction of a crime will not be an absolute bar to employment
  • Must pass Sheriff's Office: Integrity Interview and Computer Stress Voice Analyzer
  • Must have a working phone, can be either land line or cell phone
  • Required legal authorization to work - United States citizenship or legal authorization to work in the United States

POSSIBLE HEALTH RISKS SPECIFIC TO THIS POSITION:

This position has been determined to be an EXTREME exposure risk to 'biohazards' associated with blood-borne pathogens HIV (aids), HAV (Hepatitis A) virus, HBV (hepatitis B) virus, and air-borne transmissions of TB (tuberculosis). Members are advised that exposure to a 'biohazard' may result in severe illness or death. Members are required by Department policy to use protective equipment and clothing. Inoculation may be required to prevent or treat exposures to 'biohazards'. The County provides inoculation of HAV, HBV, (Testing for TB) Chickenpox, Tdap (Tetanus, Diptheria, & Pertussis), Meningococcal, MMR (Measles, Mumps & Rubella), and Influenza. Some vaccinations are only required once in a life time, and you may be required to show documentation of the vaccine. Employees who decline to be vaccinated will need to sign a Declination

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:

Work is performed in both an indoor and outdoor environment.

Physical demands are described as medium (exert up to 75 lbs. of force occasionally, and/or up to 30 lbs. of force frequently, and up to 20 lbs. of force constantly to move objects). The incumbent must also be alert to peripheral activities when operating equipment and therefore must have a full range of movement in the neck and shoulders. Some data entry and other tasks may require sitting at a computer for a few hours at a time. Specific vision abilities required by this job include close vision, distance vision, depth perception, adjust focus, color vision, and peripheral vision. Work is performed in a variety of environments. Employees in this position are exposed to a wide variety of climactic conditions such as cold, heat, wind, rain, dust and snow. Hearing voice conversation is essential to safe and effective job performance. Clear vision at 20 inches or less and up to 20 feet or more, use of corrective eyewear is acceptable.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the environment will vacillate between loud to moderate. Work is generally scheduled Monday through Friday. However, employee in this job must be able to respond to emergency calls, as needed. Although typically not frequent, the emergency calls can and will occur on weekends, evenings, and on holidays. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is frequently required to stand; walk; talk or hear; use hand to finger, handle, or feel objects, tools, or controls; climb or balance; dig; twist and turn the upper body; stoop, kneel, crouch, climb, or crawl; and reach with hands and arms. The employee is occasionally required to sit and smell.
